I'm trying to acquire a small piece of property for sale on the Alum Fork of the Saline River to ensure future access. It is a 94 acre tract and I am just wanting an acre. At this point the Realtor will not submit my offer to the owners-RMS. (I'm not asking for money) I am asking for ideas and thoughts you might have. Below is the series of emails.

Sorry RMS is not interested in selling just the area you marked, only river frontage and Rd frontage.
Please look at dividing the tract in ½ with you taking the south portion..

After walking the property I discovered that so much of the southern part, especially the south east part, of the property was inaccessible due to big gullies and washouts. Making an offer on half is just unrealistic for us financially at this point.
Our interest in this property is to keep the Saline River accessible to the public and to allow us a place to launch our boats. The Saline River is a beautiful river with limited access, this is the main access. People from all over the state come to enjoy this resource and it is in jeopardy of being lost as land owners are considering gating this access closing off recreational activities for all those who enjoy it. Owning this portion would ensure river access for generations to come.
The portion that I am interested in is approximately an acre and a small island in the flood plain. I ask that you please reconsider.

I fully understand your concerns and needs, but I must look at the sale as the best for our investors and the sale of the remaining portion of SH 1123.
Again I will not recommend the sale of your small 1 acre, but would entertain an offer for the south ½ of the parcel.

I don't have any suggestions other than to ask the real estate folks to let you know when the tract does sell so you might visit with whomever buys it.
Just out of curiosity, I wondered where the place is. Over the last several years of driving the Narrows Rd. between Hwy 70 and Crows Station I have seen a sign advertizing land with river frontage. I know an access upstream would be great for your float business, and really appreciate your willingness to offer general access for the rest of us too!

RMS is a land investment company that bought out all of IP's land. They only sell larger tracts or smaller tracts that are isolated. I have a feeling that Jim has the best idea.
You must be dealing with their Realtor from Mississippi? If so he works directly for them and only markets their property. To them, an acre isn't worth messing with.

Jim, the land is off of Nickel Bill James Rd, Paul Wright ford (aka Nickel Bill) its 94 acres with 1/2 mile of frontage would love to have the whole thing. You are right if it sells then maybe the new owners will sell a smaller portion. I hope my delay in picking up my boats has not been a inconvenience for you.
Steve, yes it is the Realtor in Mississippi, Don Kimberly. Sounds like I need to wait till it sells or start counting my penny's. Thanks for the replys
